For our standard, all inclusive management fee, your personal strata manager will look after the following services for your Strata Scheme.

• Accounting services - Issuing levy notices; Monitor and arrange for recovery of levy arrears; Pay invoices; Provide quarterly accounts paid summary; Provide Statutory reconciled accounts including Balance Sheet, Statement of Income and Expenditure and Levy Report; Arrange for preparation and lodgment of Annual Tax Return; Assist auditors; Prepare and Manage the Administrative and Sinking Fund budgets; Prepare and Lodge GST activities statements.
• Insurance - Arrange Valuations, Renewals and Quotations; Submit quotations to the Executive Committee; Prepare and Lodge Insurance Claims.
• Secretarial - Maintain the Strata Roll, Minute Book, Correspondence, and Legal Notices under sections 118, 119 and 120 of the Strata Schemes Management Act; Maintain the common seal; Prepare and attend General and Executive Meetings; Issue Minutes of Meetings; Attend to By Law queries; Issue Notices to comply with By Laws; Attend to Written and Oral Communication.
• Repairs & Maintenance - Arranging Appropriately Qualified Contractors to attend to Repairs and Maintenance; Obtain Quotations for Repairs and Replacement of Common Property; Liase with Contractors and Execute contracts under the Home Building Act 1989 (NSW).
• Tribunal Proceedings - Prepare documentation for Court and Tribunal proceedings; Liase with Legal Representatives; Represent the Owners Corporation in Tribunal and Court Proceedings at an additional charge.
• Defect Rectification - Management of defect rectification.
